Energy Management (EM), an Internet based energy saving service
The Buyer has by signing this contract agreed on works
including continues Run-Time analyze, Run-Time optimization and
Energy reporting on heating installations, described in attachment
to the Supplier. This includes installation of an Internet
based building automation system during the primary contract time of
36 month on a rental base. The Supplier will, on a monthly
base, display energy reports on achieved savings together with
information on temperature values. If a Run-Time failure occurs an
E-mail, including information on the alarm object, will be
distributed by E-mail to the Supplier.
The Supplier shall on his part of the EM-contract fulfill
continues Run-Time analyze to reach increased energy efficient on
connected installation.
The Suppliers duty is not including preventing or
emergency maintenance works on plant devices as temperature sensors,
motorvalves, pumps, electrical cabinets or any other HVAC object. The Buyer shall inform tenants on outsourcing of Energy
Management works and E-mail address for reports and incorrect
function on heating and warmwater system. The Supplier shall
on alarm report within 6 hours, during normal working hours begin
works on repair. .

The Energy Management System,
Link2Web, comprises of a Webhotell for operators dialog, a number of
NetControllers each controlling one part of the HVAC system.

This
document and one Technical attachment
The
Buyer has by outsourcing of Energy Management decided on
external Run-Time-, Function-, Energy and Enveronmental control
including reduced energy consumption.
The
Supplier shall to ashieve reduced energy consumption , on a
rental base, install a Internet based building automation system
(NetController). The suppliers work by use of this system shall lead
to reduced energy consumption, a qaulity secured Run-Time and by
that a reduced enviromental load.
The
Supplier is repsoncible for to maintain contracted indoor
climate specified in Technical attachment. This reponcibility is
limitated to possible work by the building automation system.
The
Supplier responsibility is limited to maintenance and repare on
the rented building automation system during the validity of this
Energy Management contract .
The
Supplier is securing the quality of his responcibility by
inorming the buyer over the Internet on building home page on
http://L2W.com including
monthly Run-Time information and a energy report on:
Total
energy used, based on reading and normal year corrected Ashieved
energy saving compared to energy usage the year before this Energy
Contract. Indoor
temperature at referenz room (-s) The
agreadd energy consumption for heation and
warmwater
production, the year before this Energy Management contract, was
.............. Mwh, representing a comption of .............. Mwh
after correction to a normal year.
The
Buyer shall allow the Supplier or his representative
admittance to the building in order to fulfill his part of the
contract, a Internet connection free of charge and a potentialfree
contact in the energy suppliers meter.
The
Buyer shall allow the Supplier admitance to nececary
technical documentation on existing heating and control installation
fulfill his part of the contract. In January, April, July, and
October the Buyer shall send a copy of each monthly bill from the
energy delivering company to the Supplier The
Link2Web system is design for an easy electrical installation
reduced to a 240V outlet for the NetConttroller, connection of the
0-10V control signal to existing motorvalve and connecting the 240V
control relay to existing heating water pump. The reduced
installation time, calculated to 2-3 hours, was achieved by radio
communication between all other devices
The
Supplier is delivering each NetController under a rental
agreement in order to reduce investment to none. At the end of the
Energy Management primary contract time and a written termination of
the contract the Buyer has decided not to prologue
the
contract, the Buyer shall, without any cost for the
Supplier, dismount the rented building automation system and
return rented equipment to the suppler. The
Supplier is granting the Buyer a guaranty that at least
80% of the buyers payment based on this contract to the supplier,
excluding cost for works according to §3, will not exceed the
value of the achieved reduction on heating energy and motor
electricity by t motors controlled building automation system.
Any
and all changes of building size or usage with an influence
effecting the under §2.4 contracted energy reference value
shall by on the Buyers Buyers
responsibility and after negotiation lead to a new energy reference
value .
The
Buyer is has agreed to pay the Supplier a rental fee for
the building automation system, an Internet platform on a Webserver
and software maintenance of US$ 125 /month excluding WAT to be paid
3 month in advance, 30 days net. The
Buyer is pay the Supplier a Energy Management fee of 3,6%
of the value on the normal year corrected energy used the year
before this contract, including all fixed charges and taxes, to be
paid 3 month in advance, 30 days net. This
Energy Management contract can not be transferred to other part
without the written agreement by both parties.
The
Buyer shall, without delay, inform the supplier on the
event of change in building ownership. If the new owner agrees to
fulfill this contract in written statement presenting name, address
and company registration number this contract will be transferred to
be valid between the new owner and the supplier without notice of
termination.
This
contract is valid 30 day´s after delivery of the building
automation equipment and is valid during three years time. If the
contract is not terminated in writing, 6 month before end of
validity, it will be automatically extended for another year.
The
value of the achieved energy saving, by the supplier, is calculated
as follows: Saving = (V ref - V) * Ev

to the Buyer send a closing bill presenting the value of the
